How this calculator works
- The range is $250 to $450 per square foot at baseline. The bottom end assumes basic finishes and straightforward detailing. The top end assumes mid-range finishes and a contractor doing everything turnkey. Where you land inside that band is mostly your choice, not your luck.
- Baseline (1.00×): South-Central US: Texas rural, Oklahoma, Louisiana, eastern NM. Includes typical septic + well + GC profit.
- Multipliers apply RSMeans 2026 City Cost Index plus local labor scarcity (mountain resort markets carry 50%+ premiums).
- Build approach dramatically affects cost: owner-builders typically save 25-35% vs full contractor.
- These cabins are not simple boxes. The curved roof, the clerestory band and the glazed wall are what make them worth building, and they also cost more than a plain rectangle of the same size. Budget toward the middle of the range, not the bottom, unless you are doing the work yourself.
- The plans ($99-$149) are a one-time download. The construction cost is what you pay your contractor or invest in materials + your time.

- Furniture, fixtures & equipment (FF&E)
- Solar / off-grid systems / generator
- Long driveways (over 50 feet)
- HCOL impact fees (zones 7-10 may add $5K-$30K)
- Title 24 (California) compliance: typically 3-5% extra
